Since I commenced my Real Estate career in 2003 I have recorded the details of every Greenwood property as it comes on the market including the features, the initial asking price, any adjustments in the price, the ultimate selling price and how many days the property is on the market. The recorded data forms the basis of the quarterly Greenwood Report. The data is categorised into 3 bedroom homes, 4 bedroom homes, duplex units and vacant land. From there I establish the median price for each category (properties sorted in ascending order based on the selling price, the median or middle property is the median price).
Because I am only dealing with relatively small numbers the quarterly median price may vary substantially in a category. Once the median price is established I then compare it with the previous quarter and the same period 12 months prior. To complete the data I include a list of properties that have sold in the quarter showing the selling price and features.
Page one of the Greenwood Report provides a “snap shot” of the overall Perth market and a detailed analysis of the Greenwood property market. The intention is that property owners in Greenwood and prospective buyers into the suburb receive reliable accurate information which may help when making decisions relating to property.
